TAKE NOTICE that Council of the Regional Municipality of Wood Buffalo will hold a Public Hearing on Tuesday, April 23, 2024 at 6:00 p.m. in the Jubilee Centre Council Chamber located on the 1st Floor at 9909 Franklin Avenue, Fort McMurray, Alberta, regarding the following matter:
Bylaw No. 24/006 – Land Use Bylaw No. 99/059 Amendment – Redesignation Lot 1, Block 1, Plan 022 3773 from PR – Parks and Recreation District to DC-C4 Highway Commercial District
Bylaw No. 24/006 proposes to amend Land Use Bylaw No. 99/059 specific to a parcel of land along Highway 63 to accommodate the continued short-term operation of the existing campground (Centennial RV Campground) and future development for an automotive dealership.
Redesignating the site from PR – Parks and Recreation District to DC-C4 – Direct Control Highway Commercial District will allow the owner to continue operations of the Campground, subject to approval of a Development Permit and the 3-year renewal requirements of LUB section 90.1(l), and with the objective, given its important entryway location, to transitioning the site for use as a future Automotive Dealership.
As a ‘Discretionary Use’ on the Subject Property any permit for a "Campground" use will be subject to the discretion of the Development Authority. The proposed Direct Control District offers Council the flexibility to review and decide on any applications for any “compatible uses” not specifically identified as permitted or discretionary in the proposed bylaw.

Subject to Council’s consent to speak at the Public Hearing, anyone who wishes to also distribute written material at the time of their presentation should bring 15 copies of their material for distribution.

Submissions cannot be made following the conclusion of the Public Hearing.
