The City Centre Area Redevelopment Plan (2012) has been amended as of Sept. 12, 2023. The new Downtown Area Redevelopment Plan was approved by unanimous vote during the same Council meeting.

Area Redevelopment Plans
Area Redevelopment Plans (ARPs) provide a roadmap for the revitalization and development of a specific area. They coordinate and set out policies and other programs for guiding the redevelopment of a community.
Area Structure Plans
Area Structure Plans (ASPs) form a detailed framework for the subsequent subdivision and development of an area of land. They describe the sequence of development proposed for the area, the land uses, the density of population in the area and the general location of transportation routes and public utilities.
The Anzac Area Structure Plan (2012) is a long-term plan guiding growth and the sustainable development of the community for the next 20 years. This Area Structure Plan is a result of collaboration with residents and other stakeholders.
The Athabasca Power Centre ASP is a long-term plan that will enable a big box (or "power centre") commercial shopping development along Highway 63. The Athabasca Power Centre site is approximately 72 acres in size, and is located immediately north of TaigaNova Eco-Industrial Park and east of the future Highway 63 interchange to Parsons Creek.
The Conklin Area Structure Plan (Bylaw 13/024) is a long-term plan that will guide growth and development in the hamlet of Conklin. This Area Structure Plan is a result of collaboration with residents and other stakeholders.
If approved, the Draft Draper Area Structure Plan (ASP) would:
- Guide future development and protect natural amenities.
- Establish policies that promote the orderly and sustainable development of the community.
- Set out future land use in a generalized land use plan.
- Integrate existing and future infrastructure requirements.
The Dickinsfield neighbourhood lies between two branches of Conn Creek, north and west of the existing Thickwood Heights development and south of the proposed Timberlea development. It will be bounded on the west by the extension of Thickwood Boulevard, which will connect Thickwood Heights and Timberlea.
The Fort Chipewyan Area Structure Plan (Bylaw 18/005) is intended to guide growth and development in the Hamlet of Fort Chipewyan over the next 10 years. This Area Structure Plan is a result of collaboration with the First Nation and Métis communities, community leadership and residents.
The Fort McKay Area Structure Plan (Bylaw 17/022) is intended to guide growth and development in the hamlet of Fort McKay over the next 10 years. This Area Structure Plan is a result of collaboration with the Fort McKay Métis community and leadership, as well as other major stakeholders.
Fort McMurray International Airport
The Fort McMurray Municipal Airport Area Structure Plan (ASP) was prepared in collaboration with the Fort McMurray Airport Commission. The plan was approved in 2012.
The Highway 63/881 Corridor Area Structure Plan outlines the future plan for development and growth along the Highway 63 and 881 Highway corridors located south of Fort McMurray.
Highway 69/Clearwater River Valley
The Highway 69/Clearwater River Valley Area Structure Plan was prepared over a period of four months with intensive public participation. The plan was approved on Jan. 25, 2000 and has had a number of amendments since then.

The Janvier Area Structure Plan (Bylaw 16/023) is a long-term plan that will guide growth and development in the Hamlet of Janvier. The Area Structure Plan is a result of collaboration and involvement of residents and other stakeholders.
The primary objective of the Martin Ridge Estates Area Structure Plan is to provide a framework for the development of this site in a manner that is consistent with the goals and objectives of the community. It is intended to guide the development of Martin Ridge Estates, a low density, multi-family residential subdivision.
The Prairie Creek Area Structure Plan (ASP) is based on development objectives to achieve the highest urban residential environmental standard possible, consistent with market requirements. It was approved in 1998 and consolidated in 2015.
The purpose of this Area Structure Plan (ASP) is to provide a framework of municipal land use policies that will guide land use, subdivision and development of approximately 500 acres of land located within the Real Martin West area. The ASP was approved in 2005 and consolidated in 2015.
The plan area includes the north plateau of the lands west of the Horse River, and south of the Athabasca River. The plan area is outside, but immediately adjacent to the Fort McMurray Urban Service Area. The purpose of this Area Structure Plan (ASP) is to provide further direction regarding future development in the area than that provided in the Municipal Development Plan.
The Saline Creek Plateau Area Structure Plan is a general planning framework that facilitates the orderly and efficient development of the plan area by setting out the major land uses.
The Area Structure Plan for the Hamlet of Saprae Creek establishes future planning policies, which will, in turn, guide future planning and development decisions on lands lying within and adjacent to the Hamlet.
The Southgate Area Structure Plan is a policy document that will help guide the future subdivision and development of land on the south side of Fort McMurray.
The Southgate area is in the southern part of Fort McMurray, south of Highway 69 and east of Highway 63. The area is approximately 3,700 hectares (9,140 acres) in size. Most of Southgate is currently undeveloped and forested.
The Timberlea Area Structure Plan was prepared by UMA Engineering Ltd. in collaboration with the Regional Municipality of Wood Buffalo. The plan was approved in 2001 and has had a number of amendments since then.

The Willow Lake Area Structure Plan is the principle document guiding land use in the Willow Lake area. The plan intends to establish policies that promote orderly and sustainable land use in the area, and integrate existing and future infrastructure requirements with proposed generalized land use classifications.
The Wood Buffalo Estates Area Structure Plan is intended to guide the future development of Wood Buffalo Estates, a low-density single-family residential subdivision with opportunities to introduce multi-family development and higher-density single-family development if market conditions permit. It establishes the future land use patterns of the area and provides details respecting proposed servicing, roads and open space.
The purpose of this Area Structure Plan is to describe in detail with policies and guidelines for the development of these lands.
