2026 assessment notices mailed to property owner

Appeal deadline is April 20, 2026

Property owners in the Regional Municipality of Wood Buffalo (RMWB) should watch their mailboxes for the 2026 property assessment notices which were mailed on Feb. 11. 

Your assessment notice shows the assessed value of your property. This value is used to calculate your property taxes for 2026. 

What to know right now 

  • Assessment notices are arriving in February. 

  • Property Tax Notices will be mailed in May. 

  • The deadline to file an assessment appeal is April 20, 2026. 

How your property is valued 

For the 2026 tax year, assessments are based on: 

  • Market value as of July 1, 2025. 

  • Property condition as of Dec. 31, 2025. 

These factors help determine a fair and consistent value across the municipality. You can also access information about your property assessment using the online search tool on the municipal website.  

While assessment notices are arriving now, tax notices will follow in May, after Council approves the 2026 Property Tax Rate Bylaw.  

Questions or appeals 

If you have concerns about your assessment, contact Pulse to speak with an assessor. If a resolution cannot be reached, you may file a formal appeal with the Assessment Review Board.

Request for Information (RFI) - Coming in March 

Later this spring, some property owners will receive a Request for Information (RFI) in the mail. The RFI program rotates through different neighbourhoods annually to ensure the Assessment office has the most accurate data to calculate fair market values. If you receive one, please complete it as directed.
