Request for Proposals open for 0.54 acres at the corner of Franklin Ave. and Morrison St.

A development opportunity located in downtown Fort McMurray in the Central Business District is now available for proposals.

This 0.54 acre parcel is prominently located on the corner of Franklin Ave. and Morrison St. with immediate access to Highway 63 and zoned for mixed-use development.

Inspired by the guidelines and guiding values of the Downtown Area Redevelopment Plan, the Request for Proposal (RFP) outlines the design vision for the site:

The vision for this downtown Fort McMurray site is a higher-density, mixed-use development that integrates commercial, professional offices, and residential uses to foster activity throughout the day and night and create a vibrant urban environment.

With restaurants, cafés, and services at street level, quality architecture, integrated public art, and efficient parking solutions, the project will maximize land use, support community growth objectives, and contribute to a dynamic, walkable downtown.

Apply online through bids&tenders

Interested proponents are invited to download the RFP and supporting documentation and submit their proposal online via bids&tenders.

The closing date for the RFP is Nov. 18 at 2 p.m.

Proposals will be evaluated in Nov. 2025, and the anticipated execution of the Sale and Construction Agreement is March 2026. Additionally, the sale may be subject to the approval of Council.
