SDAB 2025-003 Appeal Against a Variance Request Application

TAKE NOTICE, that the Subdivision and Development Appeal Board for the Regional Municipality of Wood Buffalo has received an appeal against the refusal of a Variance Request No. 2025-VC-00008, an application to reduce the rear yard (West Corner) setback from 1.0 m to 0.23 m (a 77% variance) and the rear yard (East Corner) setback from 1.0 m to 0.31 m (a 69% variance) , at the property known as Lot 37, Block 35, Plan 0725263, being, 183 Loutit Road, Fort McMurray, Alberta.

In accordance with Section 686 of the Municipal Government Act, R. S. A 2000, c. M-26, an Appeal Hearing must be held by the Subdivision and Development Appeal Board upon receipt of an Appeal. The appeal hearing is set as follows:

Date: Thursday, September 10, 2025
Format: Virtually via Microsoft Teams (The virtual participation link and instructions will be provided to registered participants via email on the day of the hearing)
Time: Hearing commences at 6:00 p.m.

In accordance with section 629 of the Municipal Government Act, the Subdivision and Development Appeal Board may; while carrying out its powers, duties and responsibilities, accept any oral or written evidence. Affected parties and adjacent property owners wishing to register to attend the hearing, make an oral presentation, or wishing to submit evidence, must submit their request to sdab@rmwb.ca on or before 12:00 p.m. (noon), Thursday, September 3, 2025. It is at the discretion of the Board to accept any evidence filed beyond this date.

It is the responsibility of the parties to ensure that the evidence has been received. Affected parties/adjacent property owners will be given five (5) minutes of time to present their evidence.
