Notification of Subdivision and Development Appeal Board Preliminary Hearing

TAKE NOTICE, that that the Subdivision and Development Appeal Board for the Regional Municipality of Wood Buffalo has received an appeal against the approval of Development Permit No. 2024-DP-00093, an application for a Change of Use from Single Detached Dwelling to Resort Facility, at the property known as Lot 1, Block 1, Plan 2321444, being 7880 Draper Road, Fort McMurray, Alberta.

A preliminary hearing has been scheduled to address procedural and jurisdictional matters related to the appeals including:

1. Which version of the Land Use Bylaw applies to the development application;
2. When the twenty-one (21) day appeal period under section 686(1) of the Municipal Government Act  commenced;
3. The format of the merit hearing (virtual or in person); and
4. Scheduling and availability for the merit hearing. 

The Preliminary Hearing has been set as follows:

Affected persons wish to submit written comments must submit them to sdab@rmwb.ca by 12:00 p.m. (noon), Monday, October 12, 2026.    Acceptance of late submissions is at the discretion of the Board.

Affected persons wishing to speak at the preliminary hearing or attend as an observer, must register with the Clerk of the Board by emailing sdab@rmwb.ca by 12:00 p.m. (noon) on Wednesday, October 14, 2026.

Please note:

The Board will not hear any submissions regarding the merits of the proposed development at this preliminary hearing.  Any discussion will be limited to the procedural and jurisdictional matters identified above.
