Before you apply

A pre-application meeting with Development Planning staff is required for multi-unit residential development.

Before the meeting, gather the documents and information listed in the Pre-Application Meeting Requirement Checklist.

New home construction requires a development permit, a building permit, and safety codes permits.

Additional permits may also be required depending on your home’s type, design, location, and other factors.

To ensure your application goes smoothly, refer to the applicable checklist for your project and ensure your application includes all the required information and documentation.

  • Non-Rural Development Permit Checklist and Form – Single Family Dwelling
  • Rural Development Permit Checklist and Form – Single Detached Dwelling
  • Multi-Family Development Permit Application Checklist and Form
  • Manufactured Home Development Permit Application Checklist and Form

After you have obtained a development permit, you will require the following:

  • Building Permit Application Checklist - Single Family Dwelling
  • Safety Codes Permits (plumbing, gas, electrical, etc.)

Additional permits may also be required:

  • Clearing and Grading Permit – Required for site work involving cuts or fills and grading, such as tree clearing, grubbing, topsoil stripping, stockpiling, or excavation.
  • Utility Installation / Street Occupation Permit – Required for construction or development projects that use, block, or occupy municipal roads.

Separate permits are required for home-construction-related projects such as:

  • decks
  • detached garages, sheds, greenhouses and other accessory structures
  • driveways
  • secondary or basement suites

After you apply

If you applied through E-Permitting, you can follow the status of your application through the portal.

Inspections will be required. Learn about when to call for residential inspections , and note that inspections can be booked online.
